There are many things to consider when shopping for garage plans. Property or plot size may or may not limit the size of your planned garage. You can contact your local jurisdiction (which may be county or city) to get zoning information about your specific property. You would most likely find legal description and any information which has been filed for record on the property. That could include easements or boundary revisions. Typically, a small scale diagram or plan view of the property is included in the information as well. At the zoning office (also called "planning") you will be able to find requirements which apply to your specific property, such as building setbacks, lot coverage ratios, height restrictions and any other restrictions applied to that property. With that information you can determine where the garage can be located, accessed and how large of a footprint can be built with new structure.
Since garage plans are now plentiful you can think about needs and potential features available for anticipated needs. For example, a one story basic garage can be built with a steeper roof using attic trusses. That adds a small amount of cost since you'll be building that roof anyway, but it could add significant storage space. Behm Design offers many garage plans with attic space in the roof, as it has become popular feature.
Another favorite has been garages with shop space. By designing in extra width or depth there can be extra space for work or storage area. Many or our garage plans feature a write-in dimension space so you can indicate an alternate dimension to build. This has given lots of flexibility to our plans.
" BLUEPRINTS " is the old term for what we now call simply " plans ","plansets" or drawings. In the past, original drawings were semi-transparent linen or vellum materials on which they drew with ink or lead pencils. The early technology for reproducing those drawings was to place it over a treated kind of photographic paper and pass it through a certain light source (exposure) and then through an ammonia gas environment (developer). The result was a dark blue page with all drawing images being white - so white lines on dark blue..hence, "blueprints". There were other treated papers available to produce brown lines on white paper, vellum and mylar. All of that ammonia was delivered in bottles and had to be manually connected to the intake tubes. So maintaining and running the old machines was rather smelly. That technology was common until recent years when computers were used to produce drawings and the xerographic industry expanded. Many of our early garage plans were hand drawn but were eventually converted to digital. All of our printed materials is done with large format printer/plotter. We in the industry can now enjoy better and faster production and the customer gets better and lower cost in the products.

Q: Hello, could this garage plan be modified to have a 10' or 12' ceiling? Also, have you provided designs to customers in Ontario, Canada before with much success? Regards....W.G.
A: Hello, I'm sorry but I don't offer garage plans modifications. Also, the prescriptive limit for framed bearing walls is 10 ft. Regarding Ontario, the province has a registration requirement for providing plans. Without that registration I cannot supply plans. However, if you ask local building authority they may have exceptions to that rule regarding garage cost or size. Thank you....Jay Behm
Q: I have been looking at your garage plans, and I have two I particularly like. I like the floor plan of 864-5, but I was wondering if I could get the trusses, and bonus room for 1224-1? Is that a possibility at all? B.A.
A: You can indicate a steeper roof slope on the Cross-Section view of plan 864-5. Here is a snapshot:
It is a common modification that affects nothing but the overall height. The truss fabrication company can build trusses to whatever slope and interior shape. Also, a standard floor load for usable space is 40#/sf, not 20# as for attic space. But I recommend running it by your local building dept. folks to make sure they allow minor modifications of a stock garage plan.Thank you.Jay
Q: Our county requires that garage plans have an engineer's stamp. Do they come that way, or do we hire an engineer, too? Thank you...M.C.
A: Hello, My plans are not stamped because I use the prescriptive, not engineered, approach and they are usable in most locations. If, in your region, the seismic and/or wind conditions are extreme, the Building Dept can require having a state licensed engineer check applied loads and certify the garage plans to be safe for local requirements. Plans can be taken to a local "consulting engineer" for that service. In areas with this requirement there are engineers who do this for a fee. It usually costs a few hundred dollars. Engineers never pre-stamp stock plans because it is risky for liability and usually not allowed by state law. Thank you...Jay
Q: Can this garage plan be adjusted to have a 10’ wall height , additional I have already poured my foundation for 20’ x 30’ with anchor bolts in place , I live in Galveston County , League City Tx ... So I need stamped eng. windstorm drwg for my bldg. permit , is this possible? Thanks in advance..R.W.
A: This plan does have a write-in (see section below) and 10 ft. is maximum framed wall height. My plans use prescriptive code compliance and are usually approved for permits - in most places. If locally required you could take plan to TX-licensed engineer for certification. They would do force analysis for wind and mark-up the plans if needed for larger or more hardware than already shown. Thank you...Jay
Q: Can you customize prints as in if i order #1224-2 could you revise the print to have 2 dormers instead of the three that are curently on the plan?
A: Since the 1224-2 uses trusses for the roof/loft the truss package can easily be adjusted to receive dormers as you prefer and they will provide the full engineering documentation for the truss package. The revised dormer locations or deletion of one can be simply noted on the garage plans. Thank you. Jay
Q: I am considering ordering garage plans for the 816-7 model. I would like 2x6 in lieu of 2x4 stud walls to allow for R19 insulation. Do you offer this modification, or would I need to make the changes myself? M.K.
A:Substituting 2 x 6 wall framing affects just the top & bottom wall plates and studs. So where called out on the plans just cross out the 4 and write 6. There are no structural issues in making this minor change. Thank you.
Q: I am interested in one of your attic garage plans. The one I'm looking at is 864-4. I saw on your website where I could request the material list. Would you mind sending that to me so I can work up an estimate of cost?
Also, I have one question. On that plan, I see there is a required 4' long bracing wall shown extending from the long wall on both sides of the structure. I'm assuming that is to help support the load of the attic trusses based on the 36' long dimension? Thanks, T.M.
A: Actually, those interior walls are part of the "braced wall construction" methods for lateral (wind or seismic) support of the building. It is a requirement in the IRC code which is the basis code for most states' building codes in areas with "C" and "D" seismic categories or greater than 100 mph wind speed.Jay
Q: Can your garage plans be used in Canada or just in the US?
A: Our garage plans are compliant with the IRC/IBC codes in the US but make no references to the Canadian building codes. However, many customers in Canada have used the plans without problem - evidently there is little difference in code requirements.
I have sold many plans in B.C. over the years without problems. I recommend getting the PDF to print locally (18" x 24" sheet size) to save mailing time from Tulsa, OK. If you buy either PDF or paper they are money back guaranteed if you cannot use them. So you would never be stuck with plans you cannot use.
Q: Dear Jay, In the case of your non-symetric designs, like 2104-rv1 52' x 48', are you able to print them as mirror image? In my example, I would want the RV section to be on the left. best regards, H.P. Seattle
A: I'm sorry, I don't have that plan drawn reversed. However, I do print mirror image plans as extras for reference in building at no extra cost. Also, if buying the PDF, you can have mirror image prints made.Also, if building in Seattle area or region, the building dept. may require engineering certification by WA state licensed engineer because of the excessive seismic and/or wind conditions possible. The engineer would likely prefer to edit the PDF format. Thank you....JB
Q: Im interested in plan 988-1 and would like to know if you can use the same plans for wood siding or brick.....the picture of the plans shows a siding and i want to use brick.
A:I don't show brick as option for this plan. However, I can include brick foundation and veneer details if you order the plans, at no extra charge. Because all of my plans are fully sheathed it it easy to substitute the brick per those details. The only real change is in the foundation detail - increasing foundation wall thickness to create ledge to support brick above. It is usually allowable to make note of the intent to use brick instead of the specified siding. But I do recommend asking the local building authority to be sure it is okay to just build it with that revision...JB
Q: I am interested in these plans, but want to raise the height of the garage door clearance to 10' and increase the height of the garage interior clearance to 12'. Do these plans allow for these modifications? JP
A: Because the walls are 2 x 6 @ 16" framed 12 ft. would be fine, structurally. However, the IRC code prescriptive limit for bearing walls is 10'. It would be best to ask local building inspector or permit agent if they would allow.For either you could simply note on the plans. Thank you....JB
Q: Hi Jay, I am considering building this garage plan and would like to get some material estimates from local suppliers. Could you email the material list? Allso, I live in MA and wanted to know if your garage designs have been approved for MA, or would there be additional design required? V.N.
A: All states except CA and FL adopt the IRC/IBC building code as basis. Local jurisdictions adopt their state's code and sometimes adapt for local conditions. My garage plans use prescriptive compliance with the IRC using standard parameters for snow, wind and earthquake which means that plans can be used in most places in the US. ( for severe conditions they would need certification by state engineer.) They should work fine for MA but are money-back guaranteed if not. Thank you. Jay
Q: Would garage plans for 1292-1 require any additional engineer for Michigan? I live in Howell, MI just north of Ann Arbor Area. Thanks, R.T.
A:This garage plan uses rafters, not trusses. The rafters are sized for 30#/sf snow load and the plan is overall compliant with IRC using prescriptive design (non-engineered). If local snow loads are greater then you would probably need to have a MI engineer resize the rafters and certify. Your local building dept. could advise regarding that. If you show them what you would like to build they can guide you through the permit process. If you buy my garage plans and cannot use they are money-back guaranteed....Jay
