Comment: Jay, Nice talking to you about the garage plans. Attached are a few photos of Plan 336-5. As I mentioned, I had a structural engineer design the foundation/base level to sit on 6 concrete piers bolted into solid rock. Added doors to front and back for easy access from water and land. Dropped the attic floor 1 foot to increase attic headroom. Shortened building length to 22 feet to meet grandfather setback requirements on lot (new boathouse had to have same footprint as old one being replaced). Doors were all custom made for openings. Doors, siding and trim all cedar.  Your garage plans and engineer modifications were all readily approved by county building department. Perfect design for a boathouse.

Q:  Hi I am looking to build a garage with a living space.  However the property is set up such that I would like the garage in the second floor with the living space on the first.  Do you have any garage plans that would show this?  I like the above look etc..But really want the garage on the upper floor. A: .....elevating a garage above ground requires lots of structure to support weight and inertia of movement and so, quite expensive. Thank you....Jay

Q:   If I order the electronic set of the garage plans, rather than the hard copy set, do they also come with the material list? Are they also available in Auto-Cad?

A:  Yes and no. The materials list is on the cover sheet of plan. The PDF is what I print the paper plans from. Sorry,no I don't have auto-cad files available.

F: Ok, I went ahead and bought it anyway. That’s a pretty clean building set for the price paid. Also, are you ever asked for any HVAC or Plumbing design to compliment the building set? Is there a market for it?

FA: With all of the variables and choices for HVAC I just leave it out. The only mechanical and electrical specified I really ever did were for commercial or non-single family buildings. Probably would have no use in stock plans that get built in all kinds of environmental conditions. .....Jay

Q:  I am having no success finding the garage plans on your site with seismic rating D. Clicking on "Washington state plans" gives a 404 error. Can you direct me to a list of all your plans available with seismic rating D?

A:I'm sorry the D plans are no longer available. With code changes compliance for non-engineered lateral design became subjective to the specific property. And to comply meant adjusting the plans for that application. So I removed the D category and plans from both websites. Now, in the locations where seismic category is D and wind speed over 100 and exposure more than B it will  probably necessary to have plans certified by a state licensed engineer or architect....however, where local parameters are in the normal range the prescriptive approach for garage plans works fine for permits...Jay 

Q: I am thinking of ordering garage plans for building a shed/garage to house my tractor, future lawn equipment, and perhaps install a small work bench with some cabinetry against one wall. I am looking at your plan #400-0 and was wondering your thoughts on this plan for my stated purposes. Do you have a more suitable plan for my needs or should this suffice. Also; for budgetary purposes, could you send me a materials list for this, or any other plan that you may suggest....J.J

. A. Hello....The 400-0 would probably work fine for your described needs. However, many others probably would as well. I can't really think of any advice on this except try to figure the dimensions of what would be in the garage and add up to make sure it is big enough (including height for handling lumber and panels or other large items that could bump into the ceiling if too low. That is fundamental to any design process. Local suppliers do have many products for cabinets and work benches...or you can build your own. The garage plans don't show any furnishings as mentioned..  A: Hello,...........The plumbing specifications would come from the plumbing supplier per the specific products. We don't provide that.....Building walls 10' would probably not effect looks too much. A remedy could be to have the truss tails extended to increase eave overhang to hide the extra height...Thank you.Jay 

Q: Hello Jay, Please email the materialist for your garage plans #1008-1. Also I was reading your FAQ page and I a question about engineering. What would the engineering entail? I live in Oroville CA and the building department advised me to consult an architect or home designer about stock plans to insure they meet building code requirements. I know I must have a Title 24 Certificate for energy requirements. Is this considered engineering? Thank you....M.C

. A: Well, sort of. Usually they refer to wind or earthquake engineering to make sure the building can withstand applied forces which are greater than the normal conditions. You may have both extremes in CA....Regarding the Title 24 Certificate, I believe that in CA they have a certification process for technicians who install electrical and hvac. They could tell you the process at the bldg. dept. The technicians would probably add their information to stock garage plans and add some forms with data, just as an engineer or architect might mark up the plans with their required amendments..Jay

 A: Hello,Yes. The PDF is the same file that I print the paper plans from. The materials list is on the cover sheet of the plan set.....The PDF plans print to 18" x 24" for correct scale. If you print shrink to fit on your home printer it will modify the PDF to smaller size only and no longer usable to print 18" x 24". The paper garage plans are from that same PDF printed to 18" x 24" and then rolled into a tube and mailed...I have attached a random plan example to view since I don't know which plan you want............Jay Jay

 There are many things to consider when shopping for garage plans. Property or plot size may or may not limit the size of your planned garage. You can contact your local jurisdiction (which may be county or city) to get zoning information about your specific property. You would most likely find legal description and any information which has been filed for record on the property. That could include easements or boundary revisions. Typically, a small scale diagram or plan view of the property is included in the information as well. At the zoning office (also called "planning") you will be able to find requirements which apply to your specific property, such as building setbacks, lot coverage ratios, height restrictions and any other restrictions applied to that property. With that information you can determine where the garage can be located, accessed and how large of a footprint can be built with new structure.

Since garage plans are now plentiful you can think about needs and potential features  available for anticipated needs. For example, a one story basic garage can be built with a steeper roof using attic trusses. That adds a small amount of cost since you'll be building that roof anyway, but it could add significant storage space. Behm Design offers many garage plans with attic space in the roof, as it has become popular feature.

Another favorite has been garages with shop space. By designing in extra width or depth there can be extra space for work or storage area. Many or our garage plans feature a write-in dimension space so you can indicate an alternate dimension to build. This has given lots of flexibility to our plans.

" BLUEPRINTS " is the old term for what we now call simply " plans ","plansets" or drawings. In the past, original drawings were semi-transparent linen or vellum materials on which they drew with ink or lead pencils. The early technology for reproducing those drawings was to place it over a treated kind of photographic paper and pass it through a certain light source (exposure) and then through an ammonia gas environment (developer). The result was a dark blue page with all drawing images being white - so white lines on dark blue..hence, "blueprints".  There were other treated papers available to produce brown lines on white paper, vellum and mylar.  All of that ammonia was delivered in bottles and had to be manually connected to the intake tubes. So maintaining and running the old machines was rather smelly. That technology was common until recent years when computers were used to produce drawings and the xerographic industry expanded. Many of our early garage plans were hand drawn but were eventually converted to digital. All of our printed materials is done with large format printer/plotter. We in the industry can now enjoy better and faster production and the customer gets better and lower cost in the products.

Q: Hello, could this garage plan be modified to have a 10' or 12' ceiling? Also, have you provided designs to customers in Ontario, Canada before with much success?  Regards....W.G.

A: Hello, I'm sorry but I don't offer garage plans modifications. Also, the prescriptive limit for framed bearing walls is 10 ft. Regarding  Ontario, the province has a registration requirement for providing plans. Without that registration I cannot supply plans. However, if you ask local building authority they may have exceptions to that rule regarding garage cost or size. Thank you....Jay Behm

Q: I have been looking at your garage plans, and I have two I particularly like. I like the floor plan of 864-5, but I was wondering if I could get the trusses, and bonus room for 1224-1? Is that a possibility at all? B.A.

A: You can indicate a steeper roof slope on the Cross-Section view of plan 864-5. Here is a snapshot:
It is a common modification that affects nothing but the overall height. The truss fabrication company can build trusses to whatever slope and interior shape. Also, a standard floor load for usable space is 40#/sf, not 20# as for attic space. But I recommend running it by your local building dept. folks to make sure they allow minor modifications of a stock garage plan.Thank you.Jay

Q: Our county requires that garage plans have an engineer's stamp. Do they come that way, or do we hire an engineer, too?  Thank you...M.C.

A: Hello, My plans are not stamped because I use the prescriptive, not engineered, approach and they are usable in most locations. If, in your region, the seismic and/or wind conditions are extreme, the Building Dept can  require having a state licensed engineer check  applied loads and certify the garage plans to be safe for local requirements. Plans can be taken to a local "consulting engineer" for that service. In areas with this requirement there are engineers who do this for a fee. It usually costs a few hundred dollars. Engineers never pre-stamp stock plans because it is risky for liability and usually not allowed by state law. Thank you...Jay

Q: I am interested in one of your attic garage plans.  The one I'm looking at is 864-4.  I saw on your website where I could request the material list.  Would you mind sending that to me so I can work up an estimate of cost?
 Also, I have one question.  On that plan, I see there is a required 4' long bracing wall shown extending from the long wall on both sides of the structure.  I'm assuming that is to help support the load of the attic trusses based on the 36' long dimension? Thanks, T.M.

A: Actually, those interior walls are part of the "braced wall construction" methods for lateral (wind or seismic) support of the building. It is a requirement in the IRC code which is the basis code for most states' building codes in areas with "C" and "D" seismic categories or greater than 100 mph wind speed.Jay

Q: Can your garage plans be used in Canada or just in the US?

A: Our garage plans are compliant with the IRC/IBC codes in the US but make no references to the Canadian building codes. However, many customers in Canada have used the plans without problem - evidently there is little difference in code requirements.
I have sold many plans in B.C. over the years without problems. I recommend getting the PDF to print locally (18" x 24" sheet size) to save mailing time from Tulsa, OK. If you buy either PDF or paper they are money back guaranteed if you cannot use them. So you would never be stuck with plans you cannot use.
